And if the honest answer is that you don't need the work, or that a cheaper repair will do, that's what you'll hear. We'd rather earn the next call than pad this one.
How pricing works
We're a flat rate company. We look at the job, quote the whole project, and you approve the price before we start. The quote covers the labor, the materials, and the cleanup. Permits are billed at cost, with no markup. You won't find prices on this site because the same repair can be a very different job from one house to the next, and we'd rather look first than guess.
We also offer financing on bigger jobs, so a failed water heater doesn't have to wait on payday. Checking your options doesn't affect your credit score. More about financing.
What we don't do
Pool plumbing, septic work, bathroom remodels, irrigation, sheetrock repair and flooring repair. We replace fixtures, valves and supply lines as part of normal plumbing work, but we're not a remodeling contractor. If you call about one of these, we'll say so right away and point you toward somebody who does that work.
Lifetime Workmanship Warranty
Every job we complete is backed by a lifetime workmanship warranty. If our workmanship ever fails, we return and make it right at no charge. Any condition that limits or voids the warranty is explained to you upfront, before work begins.
The warranty is written on your invoice.

Frequently Asked Questions
What does flat rate actually mean?
One price for the whole job, agreed in writing before we start. If it takes us longer than we planned, the price doesn't change.
Do you charge for the estimate?
No. Estimates are free, and there's no obligation.
What if you find something worse once you've opened it up?
We stop and show you, then quote that part separately. Nothing gets added to your price without your OK.
Why won't you give me a price over the phone?
Because we'd be guessing. The same repair can be a different job in a different house, so we look first and give you a real number.
Do you charge extra for evenings or weekends?
We work Mon–Sat 7:00am – 7:00pm, and the price is the price within those hours. Emergency calls outside them are returned as fast as we can get to them.
